Jupiter  Waterfront Homes & Condos

This week we have two featured homes in very different communities. The first condo is in the Bluffs Ocean South which is a ground floor unit just across from the beach. This is one of  the least expensive condos in our  Jupiter beach communities. The Bluffs South features very low condo fees of about $400 per month. You receive a gated beachfront community with an on site manager. The community is meticulously maintained and is just across the street to both Jupiter beach and Juno beach. The Bluffs is just a short drive to Harborside and Jupiter Riverwalk, both popular Jupiter destinations. The local beach area communities have become a hotspot to live with all the new local restaurants and shopping. 


Sailfish Point is the ultimate in resort style living. Located at the South end of Hutchinson Island it is surrounded by water and is a beautiful area. The community features 500 + home sites including single family, condos and townhouses. You have choices of oceanfront condos, riverfront condos and townhouses on the marina with your own boat slip. The single family homes feature waterfront and dry lots with many having golf course views or water views.


What is so special about Sailfish Point? Besides being a gated community with a 24 hour manned gate and roaming security this is one of just a few country club communities that feature oceanfront amenities. The community features a brand new 11,000 sq. ft fitness center and  spa plus an oceanside restaurant/clubhouse. The community pool features a snack bar and dining areas. From the pool stroll up to the beach and grab a beach cabana. Other amenities include Har-Tru tennis courts with a tennis pro and a full service marina with dockage to 125ft.  They have a kayak storage area at the marina which also includes a restaurant. Just outside the marina you will find a popular sandbar which is a gathering place for locals and the Inlet is just around the corner. The community also offers a Jack Nicklaus course and golf membership is optional. This is one of the top full service resort communities here in the area.   Jupiter Real Estate Market Report


Inventory levels continue to remain low with buyers seeing limited choices and many properties selling in just a few days. This week I spent time looking for single family homes in Jupiter that are in the Jupiter High School boundary. Was quite surprised on how few homes under $500,000 were available  for sale. I excluded anything under 1,500 sq. ft and under 3 bedrooms/ 2 baths. Choices were very limited with Paseos having 4 homes under $500,000. I thought they were some of the better values being newer homes and CBS construction.  The Shores in Jupiter had just 6 homes in that price range and most were wood frame construction. Canterbury Place presently has no homes for sale in that price range. I decided to look for a large townhouse in Canterbury and found not one townhouse of any size available for sale.  


Some buyers are sitting back and waiting to see what happens in the market while others who have been looking are jumping on the first house they see as they have watched prices continually climb. What's in store for the rest of the year. With elections a year away they are going to do everything to keep the economy going including not raising home interest rates. Raising interest rates could slow down home prices in many areas including here even though many of our buyers are cash buyers.    




                         Jupiter Beach Communities


I ran into a customer yesterday who is actively looking for a single family home along the beach in Jupiter. He has been looking at Ocean Walk and Xanadu by the Sea. I spoke with him and discussed the two communities and what was happening in each community. Many potential buyers looking in Xanadu are asking for space for a pool.  The much smaller lots in Xanadu limit home size or limit the ability to add a pool. Ocean Walk has larger lots and nearly every home in Ocean Walk has a pool. The asking prices of  Xanadu homes are similar to what the Ocean Walk homes are asking in similar condition and size. Ocean Walk has 200 homes and there are just 2 for sale while Xanadu has 63 homes and 7 homes for sale. Many of the homes in Xanadu have been lingering on the market for quite some time. Either price,condition or location must be changed to sell the homes here in Xanadu. Xanadu is one of the few communities that has more than 10% of the homes for sale.
