                          Jupiter Homes for Sale
Jupiter home sales remain strong even after the record setting week we had. We saw 58 homes close this week which is still a decent number for this time of year. Inventory levels continue to fall and good properties are becoming more difficult to find. Even the foreclosures are becoming scare and instead of seeing 4 or 5 bids on the property we are seeing 10 to 12 bids. With the foreclosures there is no negotiating. They ask for final and best offer. You have a 1 in 10 chance of getting the property. Does this make buying a foreclosure much more difficult? Yes it does and you may lose many properties before you get one. It is  a blind auction, bidding against yourself. 
I continue to hear different feedback from sellers in other parts of the country. Some are saying the market is strong, homes are selling and others are saying it's terrible. I really don't know or what to believe. I always know good locations always sell. I would think if homes are priced right, low inventory and low interest rates we should be seeing homes sell. We are seeing interest rates starting to creep up and I believe we are nearing 4.25% which is up 3/4 of a point from the lows just a few months back. I would guess we won't see rates to much higher than 4.5%.  We will see what that does to the housing market.   That 1% rise will lower what buyers will qualify for and it should reel in some of the buying and slow the prices down a bit.

Click on the individual property and it will bring up the full mls sheet with photos and descriptions. Don't forget use the Bird's eye view and street maps also. There is a wealth of information there at your fingertips.

This week we saw  Jupiter home sales  fall from 60  to 40 homes here in Jupiter. The drop doesn't effect my thoughts about sales here in the area. Because the number of homes going under contract each day continues to grow and less and less homes are coming on the market. If they are coming on they are higher prices then we have seen in quite some time. What does this do for buyers. With limited inventory levels we can usually have 6-8 properties that fit their criteria now. The chances of finding a home right away that you fall in love with is almost non existent. We are back to looking at homes now and then deciding what you like about the communities and then wait for homes to come up for sale in those communities you like. You just can't go out today and say I need a home and I have to buy. It's not a spot you want to be in. Rentals are just as difficult. Finding a single family home under $3,000 per month is near impossible. I bet there aren't more then a  few dozen decent homes out there for rent.

?Last week In Ocean Royale in Juno Beach which are million dollar condos and I have been saying are the best deals on the beach as a building. 
6 condos out of the 10 for sale went under contract and the week before two condos closed. There are just 4 condos for sale now and two of the four on on the second floor with very little ocean view and in the back building. One condo sold this week in 1 day on the market. This are all $1,000,000 plus condos.
Ocean Walk in Jupiter is another prime example. In the last two weeks
9 out of 12 homes in there went under contract. These are 1980's style wood frame homes, walk to the beach selling for $500,000 to $850,000.
I hope everyone is paying attention to the message I am trying to convey. There are still many buyers thinking Florida is distressed and homes are  abundant and inexpensive. I will tell you the hardest piece of real estate to sell is an older condo that is 1,000 sq. ft or less no matter what the price is. 
The biggest problem we are facing is lack of quality inventory. Places like Abacoa, The Bluffs, Ocean Walk, Ocean Royale where the homes and condos are selling like crazy. Inventory along the beach and the good neighborhoods are nearly depleted or non existent in homes for sale. Prices have been pushed up. Sellers are putting their homes up and certain prices and if they don't have to sell they aren't budging. 
Here is another example of lower priced condos in Ocean Parks. Just a  few months ago they were selling for $130,000's and the last two sales are upwards of $160,000 +.

                    Jupiter Sales Report

The above two new articles were in the Palm Beach Post. We continue to see strong sales here in Jupiter and the other areas in the County as well as many parts of the country. Every Realtor I know is out showing properties and if your property fits the criteria most buyers are searching for you will see a fast sale. The articles are saying sales of more expensive homes are picking up and lower priced home sales are down. Why? Because there are very few lower priced condos below $100,000 out there for sale anymore. Most have been sold in the past year and the prices have risen above that $100,000 mark for many of the condos. So if we don't have them available for sale the number in that price range will fall. I saw a 1 bd condo in Fiore just go under contract this week and was listed at $138,900. Last year that same condo could be bought for $75,000.  When you are looking at different communities for sale take a quick look at the number of homes for sale in the community versus the total number of homes.  Most communities are 1 or 2% of the homes for sale in that community. People are moving here again in droves. People aren't retiring to the Northeast. They are calling me and saying get me out of the cold and the taxes are killing me up here.
 
This week we saw  Jupiter home sales  rise from 36 to just 45 homes selling during the third week of January here in Jupiter.  A few interesting facts:
There were only 2 sales under $100,000 this week and 13 total under $200,000. Almost 1/3 of the homes selling were under $200,000 and like the articles were saying the number of homes under $100,000 selling have gone down. Why because there are very few left in that price range and the prices in the lower end market are up dramatically because of limited inventory. If you look at the new listings for sale you will see only 5 homes came on the market under $100,000 out of the 60 new listings. When I use the word "home" it can mean condo or single family home and in this case anything under $100,000 is a condo. Your not buying a single family home for $100,000. Just as an example the least expensive single family home near the beach (East of US 1) right now is in Ocean Walk, a 3 bd 2,000sq .ft home and is listed for $429,000. It is a wood frame home with tremendous amounts of wood rot on the siding and needs a complete remodel of the interior. The home will easily need $150,000 to make it live-able. This gives you an idea of what you can expect to pay for a home near the beach.

This week we saw Jupiter home sales rise from 43 to 45 homes this week. I predicted we should see a bit of a lull but I don't think it will last. I think season is going to be great this year and we are going to see more bidding wars on certain homes. The above Mallory Creek townhome was listed yesterday and already has an offer on it. The  Abacoa townhomes are hot movers. This is the new Nautica model and the only community that has this model. There were a few Abacoa home sales this week and both were the smaller homes in Abacoa and they sold for $343,000 and $342,000. The one was original condition with carpet throughout. No granite, SS appliances , tile or wood floors and it still brought $342,000.
We saw a Juno Beach home that was 1,200 sq. ft, walk to the beach sell for $340,000. Not updated but an original CBS home. You will notice that most of the homes here are $400,000 plus unless you are looking to live in a 1,400 sq. ft home. I continue to hear from buyers that the market is bad here and you can buy a beautiful home for $200,000. That original beach house is nearly double that $200,000 and by the time you put in a new kitchen and baths you'll be at $400,000 for a 1,200 sq. ft home.
We had another Post article again this week. Inventory is down to 4.7 months and prices are up. They were up 9% in Jupiter and 5% overall in Palm Beach County. I meet with an agent from Boca last night at the Ft. Lauderdale boat show and he said the same thing I have been saying. I can't find good homes to sell. The inventory is minimal out there, especially single family homes.I am getting in bidding wars on good homes. Even this week you'll notice two on my top ten went under contract in days.

This weekend we had the offshore powerboat races back in Jupiter after being gone for 10 years. The race ran Friday and Sunday with 3 races on Sunday. They started about 11 and finished near 4. The super-boat class like Miss Geico below were running about 150 mph. Slower then normal as the seas were quite rough. It was an enjoyable weekend with several parties at the Square Grouper and the Dive Bar for the racers. Saturday the boats were parked at Carlin Park for spectators to look at along with several performance race cars such as the Ford GT500, several Porsche's and other exotics. The weather was beautiful and it was a great weekend here in Jupiter. Below is the Miss Geico being trailed by several helicopters.

My 10 Best list has some new homes this week. There are new Bluffs homes for sale. As you have seen the neighborhood is hot with homes selling in days lately. There is a new listing on the Ridge with a pool overlooking the preserve below and a River home which is remodeled but has a 500 sq. ft addition on the back side. This is the only street you can do additions to the homes. Take a look at both. I also added a Via Del Mar which is deeded as a condo but is single family home style with a shared pool. Jupiter Home Sales Report 9-21-12


This week we saw Jupiter home sales fall from 49 homes to 31 homes this week. This is the least amount of homes we have seen sell all year but it can be expected due to this truly being a slow time of year for us here. 
Buyers need to start paying attention to articles like the ones below in the Palm Beach Post this week. Not only is most of this information is correct but as you read the articles you will see different statistics showing decreased inventories, increased sales and increased pricing. One article shows homes in West Palm getting 20 offers and these homes are being bought by investors and no they aren't in desirable neighborhoods where you would want to live but they make good investment properties.
Another Bluffs home came on the market this week and was under contract in two days. There is such a shortage of good quality homes that when they do come up they sell rather fast. Click on the links below and read the articles as they are full of good information.

Another interesting waterfront home came on the market a few weeks ago which sold in less than a week came back on the market again after the buyer paid over asking price and then had buyers remorse about paying over asking price. Well the seller put it back on the market and raised the price from $750,000 to $850,000. My guess is we will see cash buyer pay $795,000.

          Jupiter Home Sales Report 9-7-12


This week we saw Jupiter home sales stay steady at  55 homes. My biggest problem is buyers lacking choices for homes.  With so few homes for sale buyers are sitting and waiting for new inventory to hit the market. Here is a perfect example. Yesterday I had a call for an Abacoa home with master bedroom downstairs under $425,000. Guess what, there were three homes that fit that criteria in all of Abacoa. If people know Abacoa, you know how large the community is. My guess is there are about 3,000 homes in Abacoa. So I was able to find just three homes with that criteria. Think about those numbers for a minute.  The least expensive Abacoa home is $350,000 and here are the following homes for sale in Abacoa.
5 homes - Under $400,000
7 homes - $400-$500,000
8 homes- $500- $600,000
3 homes - $600- $700,000
4 homes - $700 - $800,000
9 homes - $800- 1 million
Remember I said the strongest market was under $500,000 for homes, well in Abacoa we have a dozen to choose from. After you eliminate some for not fitting your needs you really don't have many choices left. This is what I am saying about buyers waiting for new homes to hit the market. If you have been in an Abacoa home you won't find granite and SS appliances unless you look at the newest communities. The average home price per sq. ft here in Jupiter for homes under 2,500 sq. ft is about $200 per sq. ft.
 
We just saw a new Bluffs home come on the market last week. All remodeled, no pool and an average lot. 151 Beach Summit Ct. The last few Bluffs homes have sold in days so let's see how long this one takes to sell. Take a look below: Under Contract! There are only 3 homes for sale in the Bluffs. If you have been watching my reports you can see the numbers are dwindling.

Many retirees are coming to Jupiter and looking for golf, tennis and an active community. There are several Jupiter Country Club Communities but many carry a steep membership fee and you must join the club. Places like Admirals Cove, The Ritz Carlton, Frenchman's Creek are just a few. There is another less expensive option for part time residents and that is Jonathan's Landing which seems to have picked up in sales in the past few months. With many clubs requiring $150,000 to join you can join Jonathan's with full golf membership for as little as $27,500 with annual dues of $11,760. The sports equity is $10,000 and $6,120 per year which gives you fitness, tennis club house and some rounds of golf. The house equity is $4,500 to join and $2,196 per year for dues. I will be happy to send you the rate schedule.  The fitness center is about a year old and the clubhouse is beautiful. Lower key than Admirals Cove but very nice. Home options include townhomes, condos and single family homes. Prices start about $250,000 for townhomes and go up from there. Single family homes start about mid $400,000's.

This week we continue to see strong sales in the Jupiter market. Home sales for the week were flat with 73 homes closing compared to last weeks 76. This is very good news and very strong sales for the week before July 4th.  The weather down here has been extremely hot but still not as hot as up North from what I have heard. I continue to see more publications touting the strong real estate market in many parts of the country. Surprisingly Jupiter is one of the top spots here on the East Coast of Florida. We have several new developments building new homes. Rialto, Windsor Park in Abacoa, Jupiter Country Club, Frenchmans Harbor and a few other small builders building custom homes. I'm also seeing more buyers buying homes for the land only and tearing down waterfront homes and building new homes on the water. Demand for waterfront homes continues to be strong. Another very strong market now is rentals with many having multiply offers on them and prices have increased dramatically. Finding a rental for much less than $1,500 per month is going to put you in a 2 bedroom condo about 1,300 sq. ft. Single family homes are starting about $2,200 and a nicer 4 bedroom home will be near the $3,000 per month mark.
 
I feel the strong demand for rentals is being caused by two fold. People short selling their homes and their credit is sub par and they can't buy a home and more buyers are finding it difficult to find a home so they have decided to rent until they find that perfect home. This is due to the low inventory levels we have seen in the past year.
 
Buyers who are looking to purchase need to get signed up to receive new listings as they come to market. Not only do you have to do some research by looking on-line, use any of my websites for your daily searches. It will save your searches and email you new listings as they come to market. This week we continue to see strong sales in the Jupiter market. Home sales for the week were up again. We saw 76 home sales close in the Jupiter area including several high end oceanfront condos on Jupiter Island and Singer Island. Several of my former 10 best homes sold this week.
 
185 Helios Dr in Olympus, a lakefront home, walk to the beach for $620,000. This was  a short sale and sold in a weekend.  Needed a new roof and remodel but location was close to beach walk and had lake view.  Remodeled this home will bring $900,000.  440 Old Towne sold at $962,500, another beautiful beachside home in Juno Beach. This was a beautiful home. 5510 N Ocean Dr 22A in Water Glades was a SE corner oceanfront condo on Singer Island. All were on my 10 best list.
 
As you look through the sales for the week you will notice more and more homes are selling closer to asking prices, especially the lower end market. You may even see several foreclosures selling at asking price or above. 36% of the home sales were under $200,000 and this market is soon vanishing. I'm seeing less and less homes out there under $200,000. In fact, most are condos. Finding a condo under $200,000 will guarantee you a remodel project and homes under $300,000 are almost non existent that don't need a complete gut job. The weakest market still remains in the $600,000 to million dollar range and there are two reasons for that. Very little homes in that price range and also very few buye rs in that range. I'm seeing a resurgence in the $500,000 range. 6 months ago it seemed to be under $500,000 but prices seem to be rising in that segment of the market.
 
The strongest market seems to be waterfront homes right now. There are so few homes under a million on waterfront canals that they are being snapped up rather fast. I showed a waterfront home the other day at $799,000. Sold in less then a week. Least expensive waterfront home in Jupiter. The under $200,000 market for condos and townhomes still remains strong with almost no inventory left. Along the beach Ocean Parks has always been a great condo for the money. There are only 3 condos under $200,000 in there for sale now. Two of them are at $195,000 and above. I sold several early this year and late  last year in the $150,000 range. In Abacoa there is only 1 townhome under $200,000 and it i s listed at $195,000. I sold one last week in less then 7 days.

This week we saw Jupiter home sales rise from 57 to 82. This shows the continued positive real estate market here in Jupiter and the surrounding areas. Summer is almost here and I am looking forward to see what will happen in the real estate market around the country. This is the so called season for the rest of the country so if we see a stronger market around the rest of the country we should see and even stronger season here next year.

 
I haven't seen a  wave of foreclosures that everyone continues to speak about. The few  foreclosures I am seeing are being snapped up rather fast. I'm seeing banks approaching owners now and offering to do a short sale on their home and work with them to get in done quickly. My biggest dilemma now is finding decent homes for sale. Many homes just need so much work and buyers aren't willing to do the work.
 
First time home buyers are in an uphill battle with investors all vying for the same entry level properties. The first time home buyers are losing most of the time. Cash investors are fighting among each other often bidding above asking price. The banks or sellers don't even want to look at first time home buyers with a 3% down payment and worrying about all the stipulations from the banks.
 
If you are looking to spend less then $200,000 on a condo or townhome you will be looking long and hard for a property. There are some out there but you better move fast and have very few stipulations in your contract. I also get asked about lease -options. Almost unheard of in today's market. First of all the owner is either renting the property or selling, not looking at combining the both. If you do find  a lease option the owner will expect a sizable deposit to hold the lease option if you decide not to go ahead with the purchase.
 
Remember the old adage "if it's to good to be true is probably is", well it holds for real estate more then ever. If you see two condos an a building that are near identical and the prices vary greatly. Look at the inexpensive one, here is a few reasons you will see a huge discrepancy. The building is three stories and no elevator is one I see often.
 
If you see what seems like a great deal compared to other communities. Probably has a mandatory membership that is required of anywhere from several hundred dollars a month to $100,000 plus for equity.
 
Lastly look at the condo fees, The Resort at Singer Island is one I get asked about. A 1 bedroom condo there has a condo fee of $2,000 per month plus taxes. Yes, you are reading this right. Look at other Singer Island condos.
 
That is why you work with an agent that is knowledgeable and sells alot of real estate. Anyone can show you a home but knowing the intricacies of different communities and the home buying process will save you lots of time and aggravation. We specialize in Jupiter homes and  oceanfront condos.

This week we saw Jupiter home sales rise from 73 to 93, the highest total sales this year. As I track new listings coming on the market  I am seeing similar amount of new listings coming on the market as are selling. This is keeping inventory levels about even. In this week's contingent listings we saw 15 of 46 homes go under contract in 30 days or less. We saw an additional 8 of 46 go under contract in 60 days or less. We have been seeing these trends for several months now.In fact a $3.4 million dolar home came on the market and was under contract in 7 days. Who says there aren't buyers out there waiting for a good property to come along.
 
Here is an interesting story. I listed a house about 6 months ago at $300,000 and we couldn't get a buyer for the home so we pulled it off the market. I relisted it this past week at $279,000 and had a bidding war with the house selling at over asking price in 3 days. The sellers could not believe how the market changed.
 
The beautiful lake house i advertised a few weeks ago on my report. We have a contract on the house already and it appraised at asking price. This week I put two offers in on homes and both homes went at higher prices then our offers.
 
I talk about Abacoa as a benchmark quite often in my reports as it is one of the largest communities in Jupiter. If you have traveled through Abacoa and the 10 different neighborhoods you know the amount of homes in the communities. We continue to hear about shadow inventory and how it will flood the market. Abacoa has only 15 active townhomes for sale in the entire community. Just two are under $250,000 and the rest are above that price. Spend some time looking on my website at individual communities and see how many homes are for sale and how many are in the community. There are just 8 homes in the Bluffs for sale. Another large beach community.
 
I have had several inquires this week regarding golf communities and many customers are amazed when the see the beautiful homes you can buy inside many of the communities. Places like Admirals Cove, Mirasol, Frenchmane Creek to name  a few. In fact I saw a condo this week in Boca West one of the earliest golf communities built in Boca around 1979. There was a 2 bedroom 2 bath condo for $15,000. Yes, you are reading that right. What's the catch and do you really think you can buy a 2 bedroom condo in a gated golf community for $15,000? There is a stipulation in many of the golf communities that you must buy a membership in the community. Well Boca West is on the lower side and it will still cost you $70,000 at closing for your equity membership plus your annual dues. Admirals Cove and Mirasol are both $150,000 plus to join when you purchase a home in that community. This is why you see some great prices on homes in some of the golf communities. If it seems to good to be true it is!
 
I hope everyone read my articles from Zillow last week. This is information coming from a real estate company that does not sell or care about selling homes. They are just out to provide homeowners with reliable data on market conditions. They don't really care if prices go up or down but care that customers come to their site and see homes and the values of the homes in any given market.
 
It amazes me how many individuals look at Zillow to determine home values and the strength of what they say. I would like to find some recent sales and see what Zillow had said they were worth and what the selling prices actually were. That would be quite interesting and I would love to hear about it from anyone that has tracked this information.

This week we saw home sales rise from 55 to 68 this week here in Jupiter. You may notice we had several luxury waterfront homes sell here in Jupiter this week. Admirals Cove had a 6 million dollar home sell. 700 Ocean drive had a $4.4 million dollar oceanfront home sell. We also saw  several Juno Beach oceanfront condos sell including Oceanfront in Juno and  Ocean Royale which sold for just $30,000 less than asking price of $1.1 million. We also saw another Ritz Carlton sell at $1.1 million on Singer Island. Since the Ritz Carlton took over, the property there sales have been dramatic. If you notice cash sales continue to be a strong part of the market here. No matter if the sale is $100,000 or $5 million.
 
What seems to be happening in the market is the lower  priced properties are beginning to edge up in price as inventory levels are falling and the upper priced homes are still declining somewhat in pricing. As most of you  have noticed the sub $200,000 properties are usually under contract in a very short timeframe. We are talking condos and townhomes. The under $400,000 single family homes are moving quite rapidly also.  Last year there were dozens of Resort at Singer Island condos for sale under $225,000. Yes, these are the beautiful condos that just about everyone in the world would email me asking about. Why not? They were brand new, had an incredible pool and beach area, restaurant, fitness center, the works. When I told them the monthly condo fee was $2,000 per month plus real estate taxes they soon realized why the beautiful condos were so inexpensive compared to other condos on Singer Island. Now there is just one left and it is listed at $295,000 for a one bedroom. I hope everyone remembers I kept telling you the lower end property inventories were drying up. It has happened. The good deals are harder and harder to find and you have to be quite proactive in your search. Another good example: the Lakes at the Bluffs. Last year you could find the townhomes all the time at $160,000. This year there are just 3 for sale and they are $184,000, $199,000 and $204,000.  They aren't remodeled and usually need some upgrades.
 
The Island at Abacoa had a golf course home with pool come up for sale at $599,000. The Island is the most popular Abacoa community and you see very few homes come up for sale in there. First day on the market, 3 Offers.
I didn't even get to show the home to my customer.

Remember what I said about the newspaper and the articles that they print. When the paper starts to report news like this you missed the train. It has taken off and you are standing on the platform in disbelief.
                
 
 I am going to talk about some of the properties people see online and what they need to be looking for. I see alot of people searching online and saving properties to review. You have to start looking at the details page of the properties. It may not be on every website but on my site it will show (status). The property must show active and not contingency.   Properties will stay on the websites as contingency while there is a contract on the property and they seller is waiting to close. When looking please scan down and make sure the property is active and available for sale. Just because it is on the websites does not mean it is for sale still. I hope that helps everyone just a bit.

This week we saw home sales rise from 37 to 54 here in Jupiter. In the sales this week you will notice some very nice waterfront homes are moving. They aren't selling cheap. If you are looking for  waterfront I feel your market has turned as more and more customers are picking up nice waterfront homes. Another great option sold this week in Jupiter Harbour for $625,000. I had this on my hot sheet for sometime. 3,000 sq. ft townhome overlooking the marina. Built in 2005 with all the bells and whistles including impact glass, high ceilings and a great location. Dock your boat outside your townhome. A few Abacoa homes sold this week. The two bedroom home sold for $268,000 in Abacoa. Just over 1,200 sq. ft. in size and yes it brought $268,000. The three bedroom Abacoa home sold for $337,500. The Abacoa market continues to be very strong and prices on the lower end homes in there are slowly rising. The community has great schools, well maintained neighborhood and very popular among families and snowbirds. 
 
This weekend I spent several days at the Palm Beach Boat show with my real estate booth and spoke to many different people from all areas of Florida and the country. You would not believe how many people that live down South in Boca, Lauderdale and other areas want to get out of their homes and move up to the Jupiter and Palm Beach Gardens area. Many of the people have lived down South for quite some time and really want to move up to Jupiter and speak so highly about the area. I also spoke to a person who lives out in Wellington, with kids in school. He  just purchased a home in Jupiter Country Club. He heard so many good things about Jupiter and the schools. Jupiter Country Club is a Toll Brothers golf community out near I-95. Very nice golf community and great golf course. Brand new Toll Brothers homes start around $500,000. The have a very reasonable golf club fee and the community is selling some very nice well built homes.

Of the 34 Jupiter homes that went under contract this week nearly 50% of the homes sold in 60 days or less. 1 out of every 3.77 homes sold in 30 days or less. If you are out looking at homes and see something that really excites you, please remember the stats. This has been going on for quite some time in the Jupiter area. I continue to get customers that call and ask me to show them homes and we are usually finished in just a few hours. Last year I could spend an entire day with a customer because the choices were so great.  I'm up front and tell you the chance of you coming down and finding a home right away are almost non existent. The strategy you have to have is to find a few good neighborhoods, watch them closely. I will email you new listings in those communities and when you see something you love, call me that day. Not tomorrow. There are several neighborhoods I have customers waiting for a certain model to come up for sale.

This week we saw home sales rise from 47 to 51 for the week. Right at our average number for the season. Home sales continue to remain strong in the Jupiter and Juno area. There are very few condos left in Juno Beach under $500,000 and the next jump is to the $700,000 mark for an ocean condo in Juno. Juno Beach has become such a desirable area since they re-nourished the beach last year. I just can't find enough condos along the beach.
 
I'm seeing more buyers than ever going home because they can't find what they want in their price range. Everyone wants brand new condos with granite, stainless appliances , 9 ft ceilings and so on. First the last condo that was built in Jupiter was 2001 on the ocean and in Juno the last condo was built in 1995. These condos are 11 and 17 years old. They don't have all the bells and whistles you see now but you know what. You can't find these locations either. You can remodel your condo till your heart is content but your not moving it to the beach or changing the view. That's it. The strong demand for Jupiter and Juno will continue and with so few newer oceanfront condos they aren't going down in price. Where else can you live in Palm Beach County that is as nice as Jupiter? No where.
 
I had a customer of mine spend the day last week at Delray Beach. She was all excited, because she heard so much about Delray Beach. It is a great beach, I lived there for years before moving here. Atlantic Ave is fun and the beach area is great. After she drove down, her first experience was trying to find a parking space. Took forever to find a space. Once she found the space she had to dig into her purse and hope she had the 4 quarters per hour it cost to park in the space. She went over to the beach and the beach was packed. Last week it was school break for many kids up North so it was quite busy. At the end of the day she was more frazzled and annoyed and came back to Jupiter saying why did I go there? I park for free at the beach in Jupiter, I never have trouble finding  a space and the beach is never crowded. That's why I live here.
 
 
Here is another interesting story from last week. I ran into an agent who has been doing this for 20 plus years and he sells 8-10  million a year and has had several years of 15+ million. He had an open house last Sunday and had 157 customers go through his open house. He never saw so many people go through an open house in his entire real estate career.

The competition, however, is driving up prices in pockets of Palm Beach County.
Graeve said one-bedroom condominiums at the San Matera development near The Gardens Mall were selling last year for $64,000. The most recent purchase had a price tag of $96,000.
"You try to tell investors that things are selling above list price, but they have to lose a few deals before they really believe you," Graeve said.

In this weeks contingents, the trends continue with 10 properties of the 25 going under contract in 30 days or less. That is 40% of the new homes selling in less than 30 days. We have seen between 30 and 50% of the new listings going under contract in 30 days or less.
I talk about Abacoa alot and right now there are just 6 townhomes for sale in the entire community of Abacoa not counting the condos down town. If I add the downtown condos there are 4 condos for sale. Abacoa is a 2000 acre community of zero lot lined homes and townhomes. There are only 42 homes for sale in Abacoa and they range from $329,000 to 1.6 million. Most are in the mid to high $400's. Think about that for a minute. You can see how strong the sub $200,000 market is.
 
You read about San Matera above. Well right now there are just 7 condos for sale and they start at $130,000 and go to $249,000. Last year 100 condos sold in San Matera with most 3 bedrooms average $100,000 or less and now they are starting at $130,000 with only 7 for sale.

This week we saw home sales fall back to 38 from 48 sales last week. This week should be very strong as will the coming weeks. People who have been watching the market should see several areas where prices are on the rise. Waterfront homes, single family homes under $400,000 and the better more desirerable communities. I put several offers in this week and they were all countered by the sellers at close to their asking prices. They were not dropping their prices far.  Take a look at the selling prices versus the asking prices. Some are remarkably close. The Palm Beach Post article was good information for sellers. I think you may see more sellers put their properties on the market and test the waters. There were quite a few sellers that did not want to deal with low ball offers they had received last season so they just pulled their properties off the market. This season sellers will be tougher to negotiate with unless they just have to sell. 
 
Last week I put that Dunes Tower on my report and I had several showings and a few offers. Sellers turned down the offers. It is priced as the best deal on Singer Island. They just listed a 5th floor same stack in Dunes Tower at $399,000, remodeled. You can do alot of remodeling for $125,000 in a 1,300 sq. ft condo. If this condo was in Juno Beach it would be $600,000 plus without a doubt. The only caveat is the seller wants a cash deal and close fast.
 
 
 
                                      CTG- Contingent
34 properties went under contract in the past 3 days. Of those that went under contract 50% were on the market less than 30 days before going under contract and 15% were on the market for 300 + days before they went under contract. Very extreme DOM. Take a look at the 15 properties that sold in less than 30 days, many were 7 days or so. Think about this for a minute 50% of newly listed homes sold in less than 30 days.
 
 
BOM- Many of the BOM listings this week were old listings that had expired and just re listed. The only home that may interest someone is 102 Xanadu, a direct oceanfront home.
 
                                Price Changes
I want you to look at 1701 Marina Isle Way which is a Bluffs Marina condo with no balcony at $151,000. They are having a tough time selling this unit. If I added a balcony to the unit I could sell it all day long for $200,000 plus. Another example of less desirerable units being difficult to sell. Buyers are looking for the best units in the complex and what they are finding are less desirable units and really great units at high prices.

This week we saw home sales fall from 48 to 32 closings for the  week. This is the last week of the year and overall it has been a pretty good year for real estate.  Homes for sale in the Jupiter area have been level for the past 6 months and as of today there are 2148 homes in the Jupiter,Juno, Tequesta and Singer Island area I track each week for sale. Last year there were just above 2800 for sale and the year before there was roughly the same 2800 plus homes for sale. In the past year we have seen a 25% drop in inventory levels. Even with all the so called foreclosed homes sitting out there this area has seen a 24% drop of homes for sale.  The biggest reason I feel is the strong demand for this area has caused the inventory levels to decline. Here are a few quick facts for you.
 
San Matera in Palm Beach Gardens is a $100,000 or less condo community with 640 condos in the community. There were 101 sales this year  and now there are just 9 condos for sale on the market. This condos have high maintenance fees. 1 bedroom condos are $250 per month with 3 bedroom units above $500 per month. I let you figure out the math, but if 100 sold last year and only 9 are available for sale now what is this telling you?
 
The Bluffs is another good barometer I use for the beach area homes. There are 600 plus homes in this community. There were 31 sales last year and just 10 homes are for sale right now.
 
Ocean Walk a more expensive beach community of 200 plus homes had 13 sales this year and just 10 homes are for sale right now. This community starts at $500,000 and goes up. The Bluffs are $300,000 to $400,000.
 
Abacoa is always another good community for what the market is doing. Anyone who knows Abacoa knows is is a very large community and in Charleston Court there are just 2 townhomes for sale, Martinique has 1 and Mallory Creek 4.
 
As far as Abacoa homes for sale. The least expensive 3 bedroom is $330,000 and there are just 19 homes for sale in all of Abacoa excluding Valencia where homes start at $600,000 and go up.
 
I spent the past week showing beachfront condos and I am going to tell you there aren't that many choices out there to buy. If I gave you $500,000 to buy an oceanfront condo you would be amazed at two things, the low number of condos with decent views and the amount of work many of the condos need.
 
In Juno Beach there are 12 condos for sale under $400,000 with ocean views and many are 2nd and 3rd floor units with peeks of the ocean. Not direct ocean views. There are 5 condos between $400,000 and $500,000 for sale and only 11 between $500,000 to a million. If you want to be directly on the sand and be in Juno Beach this is your choices. Not very many.                                   
 

                  Top Ten Report 
I added a few homes to my 10 best list this week.
101 S Seas Dr # 406 in the Bluffs South. Closest building to the beach, SE exposure, incredible ocean views from living room and bedroom. The best remodel I have seen in the Bluffs. Everything was done 1st class. Shows like a model! Must See!
5510 N Ocean Dr 22A in Water Glades on Singer Island. Beautifully remodeled with sweeping views both north and south up the coastline of Singer Island.
900 Ocean Dr # 502 in the Surf. Least expensive condo on Juno Beach with a direct ocean view. Only condo in the building for sale. The best pool deck on Juno Beach. Sit on the pool deck and you are elevated above the beach with great ocean views.

This week we had 65 home sales, up from 52 last week.  More good news as sales are on the rise again. Many of the buyers that have been watching the market are starting to say to me: I think this is the year to buy as I am seeing less and less good deals out there and they are selling faster. The other comment I am getting is most people can't believe the lack of inventory and limited quality inventory is very difficult to find. They have been using my websites and receiving my weekly reports. Many are also getting new listings emailed to them each week. These are informed buyers that have been paying close attention to the market. The Jupiter real estate market continues to strengthen.
 
I have been watching the market and thought it would have recovered a bit sooner than it did but I am pretty confident that we are going to see less good deals out there and sellers are going to be a little tougher to persuade to lower their prices with so few properties for sale. Anything that is good is being bought up. My phone has been non stop the past few days. It is like the water was turned on full pressure. I stay pretty busy much of the year but if this is any indication it is going to be a very busy year. The negative side is I think many people are going to come down and be disappointed in the limited selection of properties. You remember the Palm Beach Post article a few weeks ago talking about limited supply of homes here.
 
 
I saw two homes come on the market this week in Tequesta, both bank owned and under $200,000. Single family 2 bedroom homes built in the 60's. Foreclosures and complete gut jobs, not even live-able and both are under contract already with multiply offers. Take a look at the new listings below and two I mentioned last  week .  I thought  both were great properties, both are under contract already. The Seaside house also went under contract. Tequesta homes for sale.
 
With inventory levels shrinking here in Jupiter you may want to look at
Singer Island Condos. They have a bit more inventory but even their prices are on the rise.
 
 
Here is an interesting fact as I always seem to use Abacoa as it is very popular and one of the largest communities in Jupiter. There are just 6 homes for sale under $400,000 in this community. If you are familiar with Abacoa you know the sheer size of the community. There are only 8 townhomes in there under $225,000 for sale. Last week a townhome in Martinique came up for sale and I called the listing agent. She had three people ready to put offers on the townhome site unseen with no photos.                                   New Listings from last week
 
The only home that may interest you is 124 Pegasus Dr in Olympus in Jupiter. The lakefront homes in here seem to sell really well and the home is priced where it should be for that community. UNDER CONTRACT in 8 DAYS!
 
The other is a 3 bedroom townhome in Tequesta with a 1 car garage asking $116,900.

This week we had 64 homes close, up from 60 last week.  I continue to see strong sales here in Jupiter which is a good sign for the Jupiter home market. I did notice this week, I saw quite a few short sales close and bank properties are selling fast. We had 12 short sales close this week and 10 bank owned properties sell here in the Jupiter area. Most of the bank owned were $150,000 or less.
 
You see almost half the homes sold this week were priced from $200,000 to $500,000. In fact 14 homes sold  were $300k to $500k and 15 homes between $200k and $300K.  So you can see the $200k to $500K is what seems to be selling the best here.
 
Only 4 homes sold between $500,000 and 1 million  and 6 homes above 1 million. As you can see, we saw some very expensive homes sell this week. We saw a beautiful Jupiter Island Condo sell this week at $3 million plus. It had a beautifull rooftop terrace that looked down Jupiter Island. That terrace brought 1 million dollars more then a recent sale without the roof terrace.
 
We continue to have several Jupiter waterfront homes sell each week at really strong numbers. The demand for waterfront homes continues as there is just so little of it here. Many of the homes have come down dramatically in price and people are seeing value at the numbers.
 
When looking at the new listings this week I seem to notice that many of the new listings are being priced on the high side. I will be curious to see what happens as the weeks go by and if I see big price drops in the new listings. I did see a condo go under contract this week at an asking price of $420,000 which I thought was very high for that condo. I will watch it and see what it sells for.
 
                                         
 
Abacoa had two homes  and 4 townhomes sell this week. Abacoa continues to be a steady seller in the Jupiter area. There is a really strong demand for Jupiter Abacoa homes and I think you'll see this continue. Looking for a newer home check out an Abacoa home here in Jupiter.

The trend continues again with 30 of 64 homes selling this week sold for cash. This is the first week in a while where 50% of the homes did not sell for cash.

                                                         Miami Beach Condo Report
 
Of all the cities and all the neighbourhoods affected by America´s recent recession, few were hit harder than downtown Miami. An urban counterpoint to seafront South Beach, this 60-block swathe of city-centre property welcomed 22,500 new condominium units between 2003 and 2010. That´s almost double the number built during the preceding four decades combined, according to Condo Vultures, a real estate consultancy based in Bal Harbour. Two years later just 11% are left for sale. Good news for Miami which had  aglut of condos available.

This week we had 54 Jupiter homes close, up from 33 last week.  This is just a little under our average number of homes that have been selling each week in Jupiter. For September this is a real strong  number.
 
How is your local real estate market? I would like to hear what is happening elsewhere from other customers. Here is  a response I received this week.
 
Jim, in response to your email, we sold our house in Greenwich, Connecticut and bought a condo in Manhattan. The Greenwich real estate market is not in great shape. There is a lot of inventory and nothing is really moving. We priced our house well and it sold quickly. The Manhattan condo market is doing much better. Part of the reason is I believe there is something of a demographic change going on. And cities like New Your are benefiting from empty nesters who now have the ability to make the move. We have been shocked at how strong the market is. We closed on an apartment in July. I'd say we looked at 40 apartments since last October. My guess is that 35 of those apartments have sold, and it may be 40 out of those 40 apartments have sold.   

                                              Jupiter Inventory Levels
Our inventory levels are down from 2594 Jupiter homes for sale in March to 2023 homes for sale this week. That is a 23% drop in just 6 months and at the current rate of 58 or so homes selling each week this year that leaves 35 or so weeks of inventory on the books to sell. Remember they say 26 weeks is an equal buyers / sellers market. This is the Jupiter area. When other markets pickup like Greenwich and other areas in the Northeast what do you think will happen here in Jupiter?
 
The August Report for Jupiter from the mls is out and basically it shows year to date over 2010 new listings are up 9.1% and solds are up 24.2%. Nearly a 3 to 1 ratio of homes selling faster then new listings coming on the market. I'll let you interpret that. The report is below.

This week we had 54 homes close, down from 63 last week. I expect to see home sales decline in the next month unless we get some new inventory on the market. I am hoping to see more sellers who need to sell see the market leveling and inventory levels fall and put their homes up for sale. The problem still lies in that most buyers are looking for deals. As the deals start to wither many buyers are just waiting unless they have to buy. I'm still seeing the strongest market at $500,000 and less. Finding a single family home under $300,000 is next to impossible and the beach properties under $250,000 continue to dry up.
Some neigborhoods still haven't dropped their prices and inventory in these neighborhoods languish. 
 
Tomorrow we have a bank owned property in Xanadu that is suppose to come to market. I spoke to the agent and asked if they had priced the home yet and he was waiting for the bank to give him a number. He thought in the $600,000 range and I told him he was about $100,000 over what they should be asking. We'll see tomorrow. If they price it right I will be emailing it out to my customers. It is a 3 bedroom walk to the beach home that has been semi updated. 
 
Last week I gave some interesting statistics regarding (DOM) days on market as well as cash sales. The trend continues again with 23 of 54 homes sold this week sold for cash. That is nearly 50% selling for cash. As far as DOM we had 5 homes sell in 30 days or less, 5 in 60 days or less and 7 in 90 days or less for a total of 17 homes under 90 days. 17 of 54 or nearly 1/3 sold in 90 days or less.

My 10 best has some new listings this week.
 
 
I added San Remo townhome today to my 10 best list today. The ultimate beach house. SE corner unit. Ocean views from all three floors and remodeled beautifully with all new impact windows and doors. Gorgous remodel with the best of everything. Not a Home Depot remodel. Owner is motivated to sell. Take a look at it.
 
 
I had Bluffs Ocean South 601 S Seas Dr #306 on my 10 best list a few weeks ago. Corner unit , nicely remodeled with new kitchen asking $369,000. That went under contract this week
 
If I had to pick the best oceanfront condo under $500,000 left for sale in the Jupiter area I would be hard pressed to be excited about any condos out there. I guess it would have to be one of the last two units in the Surf in Juno Beach. Both need a remodel, great views and the best pool deck on the beach.
 
This week I showed a Water Glades 4th floor ocean condo that just came back on the market. Believe it can be bought for $320,000. It is  a short sale. Opened the kitchen with everything remodeled. Has ocean and some Intracoastal views.
 
I also added an Ocean Walk that I think is a very nice home. It is a bit further from the beach then the other homes but priced quite a bit less.
 
Last week I had the 2004 Mainsail Circle in Sea Colony on my ten best list. Under contract this week!
 
Rarely comes to market Juno Beach direct oceanfront condo on Celestial Way. Over 1,700 sq. ft and priced at just $450,000.
Two offers on this property today.
 
 
 
The best home values along the beach. Look at the three Ocean Walk homes. Private pool, homes are remodeled with many new upgrades. You'll love entertaining in any of theses beach homes.  Only 7 homes in this community of 200 homes for sale.
 
Aquarius on Singer Island at $269,000. This 15th floor SE direct oceanfront unit has brand new hurricane windows and doors. New balconies and building is being painted. The best oceanfront deal on Singer Island. 
 
They just sold a second floor 1 bedroom unit with a sliver of ocean view for $135,000. The above condo is the SE direct ocean corner. The most desirable corner in a condo.
 
 
 
The last two are two Via Del Mar beach homes. Both are 3 bedroom homes. One is a single level with private backyard and the other is a two story updated home. Both show incredibly well.
If you want to walk to the beach these are your homes. $419,900 which just dropped to $380,000( Under Contract) and the other is $399,000. Owners are motivated.

This week we had 56 homes close, down from 76 last week. We finally slowed down to our average weekly sales numbers. We haven't dipped below the level of our average for the year and it looks as if our average weekly sales this year will be going up.

I always like to tell you how many homes are available in some of the larger communities here in Jupiter. You'll hear me refer to the Bluffs. They sit west of US 1 betwen the Intracoastal and the ocean. There are only 13 homes for sale in this community of nearly 1000 homes. There are two  under $325,000 and all the rest are $350,000 plus.  Ocean Walk has just 7 homes for sale in a community of 200 homes. They are the lowest numbers I have seen in a long time. Xanadu a community of 65 homes has 6 homes for sale and hasn't had a closed sale in over a year.
What's this tell you? Overpriced homes and nearly 10% of the homes are for sale.

Remember I continue to tell you how important it is to watch the new listings. Everyone has seen the existing homes for sale in a neighborhood and watch the price changes and eventually get tired of watching them. As soon as a new listing hits the market everyone is out looking at that property. The new listings if priced right will get alot of action and sometimes sell in a record time if they price them correctly.
 
 
 
SOLD Information
 
If you look at the sold's this week you will notice 42 of 56 properties were sold for cash. That is an amazing number of cash sales for the week. Many of the lower end homes are selling to investors for cash and I'm not seeing many FHA loans out there. The high end properties are all selling for cash these days. I want you to look at the foreclosures as most are selling above the banks asking prices. They are putting them out on the market below the true value and causing feeding frenzies. Don't expect to buy the bank properties below their asking prices. Once in a while you may get lucky, but if it's a descent property it probably will sell above the asking price.
 
471 Zephyr in Juno Beach a 765 sq. ft home walk to the beach older home just sold for $440,000.
 
774 Seaview Dr a remodeled townhome sold for $330,000. A beachside community with 2 bedroom 2 .5 bath about 1500 sq. ft.
 
A very nice unit and great price. 107 Rockingham in ABacoa sold for $320,000. Homes in there are selling well.

This week I left my  10 best list alone.
 
Last week I had the 2004 Mainsail Circle in Sea Colony on my ten best list. Under contract this week!
 
Rarely comes to market Juno Beach direct oceanfront condo on Celestial Way. Over 1,700 sq. ft and priced at just $450,000.
 
 
 
The best home values along the beach. Look at the three Ocean Walk homes. Private pool, homes are remodeled with many new upgrades. You'll love entertaining in any of theses beach homes.  Only 7 homes in this community of 200 homes for sale.

This week we had 60 homes close, up from 54 last week. This is about 10% above the average number we have seen over the past year. Just to give you an idea of what some of the properties are selling for take a look at the following while going through the sales for the week.
 
Jupiter by the Sea #312 which was on my 10 Best List did close and sell at $530,000. Great unit.
 
In this weeks new listings take a look at Villason the Green, a townhome , walk to beach for $169,000.
 
1472 Via Del Sol a detached condo like home just listed for $399,000. Walk to beach.
 
875 Taft Ct in Evergrene overlooking the lake at $429,000.
 
13322 Saint Tropez Circle in Crystal Pointe came on the market and under contract 1 day. Yes 1 Day!
 
What I am seeing is more bank owned properties in the lower end in okay communities. The banks are pricing them below market. I am also seeing more short sales come to market.
We will be seeing those for years to come.
 
I am still seeing inventory levels fall. At the begiining of the year there were 2826 homes on the market and today we are down to 2361. That is a 15% drop since the begiining of the year. If we continue at this pace we will see a 30% drop in available inventory of homes.
 
Once again the strongest market is under $300,000 and then under $500,000 and next would be over a million.
Today is a good example of how our market is. My assistant and I had 5 different customers today and I think we will have 3 offers going in by the weekend on homes.
 
The choices are getting slim out there. The Bluffs single family homes has just 16 for sale in a community of nearly 1000. That is just 1.6% of the total homes for sale. Some of the townhomes along the beach such as Sea Brook has only 1 in a community of 200.  Oceanside Terrace has none. Jupiter 1 has just 2 in a community of 128.   
 
 
 Palm Beach Post Headline Today:
Property values fell just 2.8% countywide for 2010 after several straight years of 10%. Like I have been saying this year the market has bottomed and we will see relatively small increases overall but the best deals are gone in my opinion. Sure you will catch the 1 great deal but it will be more difficult to find. It's like the fish story.

I had a lady call today and ask for a brand new house on deep water for $650,000. First they don't have many new homes on the water. If it is most likely they knocked a home down to build this new home. After knocking down a home which you probably paid a minimum of $500,000 for and then building a new 3,000 sq. ft home I would like to see how even a bank could sell it for $650,000. If I found a brand new 3,000 sq. ft home on deep water I would be buying it. Last week I sent out a new 1,800 sq. ft townhome  that sold for $500,000 on a dry lot. They are building ne  waterfront townhomes in Palm Beach Gardens and they start at $800,000. This lady wants a 3,000 sq. ft home. Me too!

Most of my 10 best properties are a million or more. If I see lesser priced homes they just aren't on the market long enough.  Next week I am going to try and pick 5 homes under $500,000 and the rest will be above $500,000.
 
I  attached several unique waterfront properties that might catch your interest. Several townhomes with ocean and /or Intracoastal water views. Lykes Landing on Jupiter Island is a 3,600 sq. ft townhome sitting on the best Intracoastal water in the area. Recently reduced to $1.4 million.
 
Cote De La Mer and San Remo( Under Contract) both direct oceanfront townhomes on the sand in Juno Beach.
 
Last but not least but the Jupiter key oceanfront townhome in the gated oceanfront community of Jupiter Key.

This week we had 69 homes close, up from last weeks 61 and  above the average of 50 we have been seeing. You'll notice quite a few waterfront homes are being sold at really strong numbers. The top two this week at 6.5 million and the other at 3.6 million. It goes back again to value. People are seeing value in unique properties and waterfront homes always seem to be a very desirable commodity.
469 Ocean Ridge, a Juno Beach townhome sold for $485,000. That is $ 285 per sq. ft. and no ocean view.
 
We also saw 2409 N. Fairway in the Estuary sell in less then 5 days at full asking price of $399,500. This is a rare 3 bedroom unit. The last two sales in there were $342,000 and $372,500 back in 2009.  Even in the peak of the market a similiar unit sold for $470,000. This sale is only 15% off the highest priced unit ever sold in there. That 1 extra bedroom in there brings a tremendous value to that condo. Looks like prices for these units are going up.
 
You will also notice that many of the selling prices are  closer to the listing prices on many of the properties. You'll see many are in the 5% -10% range off the asking prices  and more are in that 5% range.
 
I wish I could predict what the market will do this year. I see real estate demand in Jupiter is quite high for specific properties. The buying habits have changed from years ago and people are looking for bigger and more amenities then in the past. The buyer's expectations are much higher then the typical buyer just 15 years ago. Most of Florida was built for the retired couple who didn't need more then 2 bedrooms. Now everyone wants a minimum of 3 bedrooms which drives up the demand for those properties. 
Do your  homework,  buy right and hold your  property a few years.  I feel you'll see appreciation in this Jupiter market because the area is nice, uncrowded and has much to offer. The key is buying good quality properties that are unique. 
 
Here is another interesting fact I discovered yesterday. I did a search for Jupiter homes that were 2500 sq. ft and larger for rent and came up with just 4 homes available for an annual rental. Asking prices went from $2,900 per month to $5,000 per month. This is a pretty astounding fact that there are so few homes available to rent in all of Jupiter.

This week we had 78 homes close, up from 48 last week and near our record again. We have had several weeks this season with nearly 80 homes sold in a week.  We should have another near record week again next week.  The number of homes for sale continues to drop down to 2448 from a high of 3100 back in 2009. Many agents that were never busy before are telling me their business has picked up. 44 of the homes sold this week were cash buyers. If thinking you are a cash buyer is going to make a big difference in the deal you are going to get you can see more then 50% of the people are cash buyers.
 
The average DOM for homes sold this week was 159 and 23 of the 78 homes were on the market for less then 100 days.
On the other end of the spectrum we are seeing homes that have been on the market for hundreds of days selling. Why? Inventory levels are going down and that is all that is left.
 
I had a great conversation with an investor today who runs a REIT fund and has bought 130 properties around the country in the past year. He has been coming to Jupiter for 20 plus years and his comment was all I'm seeing is really nice places and not many of them are for sale or crap.  He said this area is holding much better then most of the other places he has visited.  He said Jupiter is still a beautiful place and it hasn't changed much in the past 20 years.
 
 
Take a look in the solds this week and you will be surprised at some of the prices some of the homes sold for. The Buffs home with a pool sold for $470,000.  477 Ocean Ridge in Juno Beach, a 3 bedroom townhouse sold for $500,000. No water views just a newer townhome that was walking distance to the beach. This was an incredible strong number for this community. 127 Castries Dr in Abacoa sold for $375,000 in just 35 days.
4161 US Highway 1 A1 in Beachcomber had been on the market for 1273 days and sold for $252,000 just a tad under the $269,000 asking price. Why did it finally sell. Nothing left to buy in the community.

This week we had 53 homes close, down from a record 82  last week. This is about the average number we see sell each week.   I'm actually starting to see good news regarding home prices and the real estate market on TV. This is the first time in a long time where the news hasn't bashed down the real estate market. This week I have two good articles on home prices in Palm Beach County and a report on New Haven in Abacoa.  I also have an great article regarding home sales from a national magazine.

Look at home prices in Jupiter and Juno Beach. Higher then Boca Raton. Twice as high as Delray Beach and three times higher then West Palm Beach. Jupiter median sales price including condos and townhomes is $231,000.  So you can see that Jupiter is not an inexpensive place to live.
 
 
 
Palm Beach Post article regarding New Haven in Abacoa. Each week the post runs an article about diffferent communities in Palm Beach County. Of the four neighborhoods they have featured New Haven has dropped the least amount in value since 2005 and has only 10 homes out of 405 in some sort of foreclosure. The median price of qualified or arm´s length transactions in New Haven last year was $364,900 for single-family homes. The 2010 single-family home figure was down 30.5 percent from the 2005 peak of $525,000, but up 7.3 percent compared to 2009.

                          Insurance Corner

I am buying a condo. Is there a Federal requirement that a borrower have insurance coverage of at least 20 percent of fair market value on contents in order to qualify for a loan?
A: Yes. You may be surprised by this because requirements for contents coverage were just changed last year. Let me start by saying that "contents coverage" is exactly what it sounds like - coverage of what´s inside your condo - your furniture, clothing, media, decor, etc.
It´s a good idea to have the coverage. What if there´s a leak in your ceiling and it drips onto your piano?
Now, in terms of a "Federal requirement," according to FHA, Fannie Mae, and Freddie Mac, they all require HO-6 insurance, a requirement that was added in 2009. HO-6 insurance is a fancy way of saying contents insurance (also sometimes known as "walls-in" insurance or "studs-in" insurance).
"Twenty percent of fair market value" is just what it sounds like: if you´re buying a $400,000 condo, you need $80,000 of contents insurance. This will typically come with a small liability policy on the side.

  I am sorry, but last week I missed sending out my report. I had an extremely busy week and just couldn't get it done.                       
This week we had 51 homes close and the week before 50 homes sold. This was up from 40 and 41 the previous two weeks. That is really strong sales for the last two weeks of December.  Where else do you see 100 homes close in two weeks over a holiday period? I continue to emphasis this that are market is so much stronger then anywhere in Florida. 
 
Homes are selling. Boca Raton a much larger town then Jupiter had 390 homes sell. Delray Beach had 230 sell in December. Sounds like homes are moving.
 
I scoured the beach area last week with numerous customers and I can count on my hand how many properties I would buy if I was buying under the $250,000 mark.
 
The Bluffs has just 14 homes for sale and 4 of them sit on US 1.
Beachcomber has three and two sit on US 1.
The best units are dwindling and what is being left is the undesirable units in the complex.
 
Jupiter Ocean Grande has 16 condos for sale and there are just three on the 6th floor or higher in the front buildings.
 
The Bluffs South has only two condos above the 4th floor for sale in the entire complex and they both have north exposures.
 
This is so hard to believe when people call asking for a steal. They are gone. When a great priced unit in a good location comes on the market it sells fast. The only reason some of the units aren't selling is because buyers are skepitical because all they hear are the number of foreclosures here. The other reason is so many of the beach area properties have not been updated. They have no granite or SS appliances and many buyers don't want to remodel. Buying along the beach you almost have to guarantee you will be needing a remodel.
 
If you find a community you like the best advice is to watch the new listings and jump at a unit you like.
 
There are so many buyers out looking around right now with interest rates starting to climb and declining foreclosure rates and just a more positive environment. I spoke with an agent today from South Carolina. His neighborhood has only 3 house for sale in the community of a few hundred homes.
 
If you want a great deal go to the west coast of Florida. They are dying over there due to overbuilding. Orlando is another overbuilt town.
Bargains galore but you won't be 10 minutes to the beach.
 
Location, Location , Location. Remember that when you buy.

This week I added a few properties to my ten best list.
 
Looking for an inexpensive 2 bedroom with 2 car garage on one floor? All remodeled at $219,000. Take a look at Greenbrier in this week's top ten list.
 
 Looking for a newer home under $300,000 take a look at 169 Via Veracruz in Paseos. Listed at $283,900. Great value
 
Waterfront in Juno Beach has been reduced to $995,000. Ocean views from east and west balconies. Jupiter Ocean Grande #707, only direct oceanfront in building 2 which allows rentals. 17823 Federal Highway, direct Intracoastal home at $744,000. Horizon 4A feels like a beach house at $680,000.
Of course 511 Saturn lane, Key west style home with ocean views. Last but not least Pelican Walk in Juno Beach, another direct ocean beach house feel. I put Pelican Walk under contract this week. Great condo on the beach.

It finally has slowed down a bit. We had 59 homes sell this week up from 47 last week. You'll notice many are short sales and they are moving off the market. Great deals re out there but very difficult to find. Many new alot of work to bring them up to par.
Many of the so called apartment-condos closed this week. This are the sub $150,000 condos that remind me of an apartment complex.  I still hear from many buyers that they are just giving away places here in Florida. I will tell you  if you want a nice community you will be paying $250,000 for a newer townhomeand $350,000 to $400,000 for a single family home in a newer community. Along the beach you can expect to pay $500,000 plus and it will need some work. The best values out there are the Bluffs homes which are selling between $350,000 and $400,000 and are CBS and about a 1/2 mile to mile from the beach.  
 
Looking for a beach townhouse that needs to be put back together at a good price. 1,700 sq. ft. Walk to beach. Large dogs allowed. Last unit that was remodeled sold for $250,000 and it sold in a day with offers behind it.
                           
 
I also sent out Jupiter by the Sea price change this week. I think this is a great unit with nice views and alot of potential. Front to back condo with lake views off the west balcony. Ocean views from everywhere else.  Can be 3 bedroom condo. Check it out below.
 
                        
 
Looking for a nice 2 bedroom one story home in Abacoa. Just came to market.  Has granite counters , real wood floors , two car garage and  the typical Divosta floorplan.
